How Much Will It Cost To Replace My Roof?

The cost of roofs in our Mountain West region varies greatly based on several factors. There are several factors that make the project more or less difficult. This can include things like the season to the pitch (or steepness) of your roof. Naturally, the size of your roof, material, and level of complexity (many facets and angles) all affect cost.

This can include things like the season to the pitch (or steepness) of your roof. Naturally, the size of your roof, material, and level of complexity (many facets and angles) all affect cost.

Materials

Most roofs in Idaho tend to have asphalt shingles. These are more common because there isn’t really any maintenance as long as the roof was installed properly. As far as asphalt shingles, we prefer Malarkey as they have proven to manufacture a superior product and lead the industry with the following:

  • Increased nail strip size (“The Zone”), which allows for a larger target, ensures your home receives an efficient and proper installation and proper wind protection.
  • Smog-reducing granules. Time Magazine did an article on Malarkey shingles, calling them The Best Invention of 2018. The smog reduction equation is as follows: For every 10 squares of shingles (or 1000 square feet) installed on a roof is the equivalent to one mature spruce tree in its effects on pollution).
  • Polymer-modified asphalt, which allows for greater elasticity and granule retention. On a hot summer day, we have even seen it regain its original shape after someone had stepped on the shingle. Malarkey Roofing Products also contain recycled products. The polymer uses plastics extracted from milk jugs, and for every 1000 square feet of Malarkey roofing products, they contain approximately five tires worth of recycled tires.
  • The tapered shim reduces the likelihood of troughing.
  • Larger reveal, which actually provides more covered area reducing overall cost whereas some companies covered area is slightly smaller and requires you to purchase more of their product. In other words, when purchasing shingles to cover a standard 10′ x 10′ area, Malarkey shingles gets you 10′ x 10′ (100% of a square unit) of covered area whereas other companies come up just short (around 98%), causing you to have to purchase more shingles.
  • Carbon Black. Malarkey also uses Carbon Black in the asphalt of their shingles, which reduces erosion from the sun and aids in granule retention and longevity of your shingles.
  • Recycled Products.

You may also see the occasional wood shake roof. While they may seem to be a fire hazard, wood shakes are saturated in chemicals that aid in fire resistance and reduce moss and molds for years and years. That being said, they are still made of wood and susceptible to fire. While wood shake is beautiful, it does take more work to maintain; however, if maintained properly, they are a lifetime roof.

You still see some tar and ballast (gravel) roofs on shallow pitched roofs. It can be difficult to find contractors who will install this type of roof. Many of these roofs were installed many years ago and require a lot of maintenance. They are susceptible to shrinkage and cracking. They are heavy and cause can be the source of sagging or bowing in your roof structure. We prefer an EPDM or TPO roof. EPDM and TPO are often installed over a foam deck, which is lightweight and adds to the insulation value of your home, helping you save on energy costs.

Metal roofs are great because they are the most long-lasting, and while they generally cost about twice as much as asphalt shingle roofs and do come with their own maintenance items. It is proper to maintain a metal roof every 5 years, ensuring screws are tight, washers have not deteriorated, rubber washers are not cracked, and any seams that may have opened through the season are sealed. They also offer several different styles, such as delta rib/tough rib, which will be much cheaper than a metal shingle, metal tile, or a standing seam. Metal roofs also have the capacity to last over 100 years and typically hold up better under harsher climates with large amounts of snow.

TPO and EPDM are most commonly used for commercial roofs. Commercial roofs are typically more expensive than residential roofs. When it comes to commercial roofs, there are generally three major factors that account for this difference: Materials, expertise, and size of the project. Materials for a commercial project are more expensive than residential roofs. Commercial roofs also require more expertise and are usually larger than residential projects.

New Roof VS. Existing Roof

Do you have a new build or a pre-existing roof? New roofs are cheaper to do than replacing an existing roof due to the fact that there is no existing roof to tear off, clean up, or dispose of. We at CCX Roofing do not believe in cutting corners. Simply put, we tear off every roof we install. There have only been certain circumstances where we have installed new material over existing materials. In these circumstances, we cannot offer our standard warranty.

If you need a roof repair or a new roof, please give these guys a call, you will not be disappointed. They are absolutely wonderful to work with. We had some shingles get blown off during a massive windstorm. I called them and they were out there to do an estimate within the week and then had the repair done within 2 weeks which is phenomenal! Alex communicated with me throughout the entire experience. He wanted to ensure that the shingle match was on point so offered to contact our builder and gave me sample shingles to take home and match. They even checked back after the work was done to ensure I was satisfied and sent someone out the next day to check on things. This is customer service at its finest. Also need to mention the grade of shingles used were well above what I already have on my roof. I can’t wait to have them take care of my roof when I need a new one!

We engaged CCX Roofing for our home build in Tetonia, Idaho. After reviewing multiple bids, CCX came in right where we needed to be financially, and we really enjoyed our early conversations with Brock on the sales side. He was responsive, personable, and easy to work with during the initial stages.

We gave the go-ahead in early August 2025 with the understanding that the roof would be completed sometime in October. Early conversations gave us the impression that our project would move fairly quickly.

Because our home has a 100% metal roof, CCX coordinated with Teton Steel for measurements and materials. Teton Steel ended up being a major delay, pushing the project back by well over a month before the metal order could even be placed. To CCX’s credit, it felt like they were actively pushing Teton Steel to get things moving and to ensure measurements and orders were correct.

That said, I was originally under the impression that underlayment would begin fairly soon after signing the agreement. In reality, underlayment did not start until early October due to CCX finishing other projects. While it was ultimately completed, I do wish there had been clearer communication upfront that this phase might be delayed by several months.

The first metal was finally delivered the last week of October, and the quality looked great. Although the material took much longer to arrive than expected, we were fortunate to still have workable weather. Around this time, it was mentioned that the roof might not be completed before winter, which was concerning given that when I signed the agreement in August, I specifically asked if the roof would be completed that year and was told yes. Between the delays with Teton Steel and CCX’s project backlog, the install timeline extended much longer than anticipated.

Metal installation began on October 28, 2025. There was snow that morning, and the crew spent significant time clearing the roof before starting. The metal crew finished around November 15, and they were truly the standout part of our experience. They arrived at sunrise, worked until dark, were hardworking, professional, and went above and beyond. I interacted with them often and even brought them lunch. They worked incredibly hard to get our project done, and they deserve real recognition—they were by far the stars of the company.

During final inspections, there were a few minor issues, all of which were handled efficiently and professionally.

A few weeks later, once the rain started, we noticed a leak in the great room near the fireplace. The chimney was scheduled to be stoned later, but our expectation was that the roofing underlayment and metal work around the base of the chimney would already be properly sealed. Getting someone out to inspect the issue required consistent follow-up. Weather and snow were cited as concerns for accessing the roof, which is understandable, but given the size of our project and an active leak, I had hoped for a faster response. I also requested twice that Cody, the owner, call me (communicated through Brock with confirmation), but I never received a call.

Ultimately, through coordination between CCX and our general contractor, it was determined that the stone contractor would be responsible for sealing the chimney area.

Overall, we enjoyed working with many people at CCX and appreciated the quality of the metal install and the effort of the crew. However, communication around scheduling, timelines, and follow-up could have been clearer and more proactive, especially when issues arose.

I plan to update this review after a full year, once we’ve experienced all four seasons with the roof.

The dude that helped us named Brock Schneider was so helpful and very knowledgeable about the product that he sales. I was very surprised and impressed with the quality and installation. The crew that worked on our house was amazing!!! they had our roof done in 10 hours. We have witnessed in our neighborhood other roofs taking 3-5 days to be completed. So grateful to have this roof completed and the leaks taken care of. The price was reasonable.

Brock Schneider was our sales associate for CCX and he did a great job working with us on a new roof for our rental house. He was very good at explaining the product that he had suggested and all the material that would go on the roof. In checking out that product, it has one of the best warranties on the market. The process was very smooth and he kept us informed from beginning to end. When Mr. Alex Odishoo showed up to give me a bid on my roof I was impressed in the way he conducted himself. He went about accessing my roof, laying out material, work to be accomplished, warranty, clean up, and time frame. He was in no hurry to leave without explaining all aspects to me and answering all my questions and putting it into a contract that showed all we talked about. His professionalism, knowledge, skills, and ability allowed me to make an easy discussion. His crew of four showed true skills and workmanship completing the job in one day as Mr. Odishoo said would be. Also Mr. Odishoo did not waste time from contract to job completion. I was over all pleased.
